What furnished should mean, and what to ask before you book

Furnished is not a standard. It can mean a house you could move into with a suitcase, and it can mean a bed, a sofa and a floor lamp. Both get photographed the same way, and the difference only becomes obvious on the first evening, when you want to cook something and discover there is one saucepan.

The kitchen question

Ask specifically whether the kitchen is equipped, and what that means. Pans, knives, a baking tray, enough plates for the number of people staying. For a stay of a month or more this is the single thing that most changes whether the place works, because the alternative is eating out every night and watching the cost of the stay quietly double.

Ask what happens on day one

  • Is the Wi-Fi already connected, or is there an account you have to set up
  • Are linens and towels there, and are there enough for everyone
  • Is there parking, and is it off the street
  • Are utilities included or billed separately
  • Is there a washing machine in the house, or a laundromat down the road

Each of these is cheap to answer before you book and expensive to discover afterwards.

Ask who answers the phone

For a long stay this matters more than anything in the photographs. Something will go wrong. A door code will not take, a dishwasher will stop, the heat will fail in February, which in Cleveland is not a small thing.

The question is whether the person you reach can actually fix it or only log it. A property managed at arm's length by an agency in another state will take days over something an owner down the road handles that afternoon.

Ask about the third month

Most furnished rentals are specified for a week. A mattress that is fine for four nights can be a real problem by week ten, and a sofa chosen to photograph well is not always one you can sit on every evening. If you are staying a while, ask what the place is actually set up for.
